WHO WE'RE LOOKING FOR

Lead the charge in managing diverse CapMetro properties, from headquarters to the police station, and directly impact the daily operations of our city!

The Manager, Facilities Property & Assets, reports directly to the Facilities Management Director.  This position is responsible for all aspects of operations, maintenance, & property management of select CapMetro sites such as its headquarters, police station, Central Business District transit store, & other assigned owned & leased properties.  This position interfaces with senior executive leadership, department heads, facilities personnel, & others as required to complete its duties.  Works closely with other internal CapMetro groups such as Building Maintenance, Capital Projects, Enterprise Program Management, IT, MarCom, Procurement, Public Facilities, Real Estate, Safety/Security, & other CapMetro support groups.

WHAT YOU'LL BE DOING

  • Oversee daily operational & maintenance management of facilities & sites in alignment with approved budgets, goals, guidelines, & protocols to maximize the value of the applicable properties.
  • Support the development & refinement of facilities strategies & business plans.
  • Triage & manage requests regarding facility/site issues to ensure an appropriate, financially prudent, & timely response.
  • Properly coordinate the management of space, moves, furniture, & assets within its buildings & sites.
  • Ensure building technicians/specialists operate & maintain the building consistently per business objectives.
  • Work with CapMetro stakeholders to ensure documented facilities related expectations are met to allow CapMetro’s overall business goals, vision, & mission to be achieved.
  • Support short & long-term capex & opex related projects & initiatives to ensure negative business impacts are avoided, priorities are properly addressed, & the right balance of quality, cost, & schedule is achieved.
  • Support the annual budget cycle process to develop accurate & justifiable operating & project budgets that can be realistically executed with available resources.
  • Liaise with lease property Landlords & with tenants when CapMetro is the Landlord to ensure properties are managed per contractual obligations & business continuity expectations.
  • Accurately complete recurring financial statements/reconciliations to track budgets versus actuals & spend expectations.
  • Support development, updates, & implementation of State of Good Repair asset renewal & replacement program. 
  • Consistently develop & implement department protocols, procedures, & process improvements.
  • Research industry standards to apply applicable benchmarks, metrics, & analytical data to continually improve facility performance.
  • Align department goals with overall master, strategic, & tactical planning to streamline execution of initiatives.
  • Support & utilize Building Information Modeling (BIM) to improve property management deliverables.
  • Monitor industry trends & improvements to ensure facility solutions stay technically solid & financially prudent.
  • Support completion of property condition assessments & then create improvement plans.
  • Responsibilities - Supervisor and/or Leadership Exercised: Manage department personnel by planning, scheduling, delegating & overseeing employee work assignments, authorizing, coordinating, & scheduling work with vendors & consultants, conducting personnel actions, including, hiring & interviewing, & overseeing hiring, training, work assignments, & performance evaluations.
  • Perform other duties as required &/or assigned in support of the Agency’s strategic goals, mission, & objectives.

Qualifications

WHAT YOU BRING

  • Bachelor’s degree in business administration or related degree. Related experience may substitute for educational requirements on a year for year basis for up to four years.
  • Five (5) years’ commercial property management experience.
  • Demonstrated subject matter expertise on all facets of cutting-edge commercial building property management.
  • Certified Project Manager (CPM) preferred.

Knowledge, Skills, & Abilities:

  • Excellent knowledge of property management, financial, design, & project management methods & practices.
  • Familiarity with applicable State, County, & City codes, standards, & regulations especially related to ADA requirements, energy codes, & International Building Code. 
  • Ability to properly engage with team members, consultants, contractors, & vendors collaboratively & proactively.
  • High level understanding of building maintenance, building infrastructure, & mechanical, electrical, & plumbing systems.
  • Experience with managing work requests & work orders via a Computerized Maintenance Management System (CMMS) & preferably, experience with Integrated Workplace Management System (IWMS) programs. 
  • Self-motivated & focused on opportunities to continuously improve skills & processes.
  • Experience managing space, moves, & furniture.
  • Proven record of working in a team environment in a matrix organization, partnering well with other employees, management, stakeholders, tenants, business personnel, vendors, service providers, & contractors.
  • Motivated to energetically undertake required duties & tasks as assigned.
  • Ability to successfully develop budgets considering proper balance of initial & life cycle costs.
  • Ability to properly complete recurring financial reports, analyses, & reconciliations for effective monitoring, benchmarking, & managing its properties.
  • Excellent verbal & written communication, presentation, & negotiation skills.
  • Lease execution & property condition assessment knowledge & experience.
  • Strong time-management skills.

TRAVEL REQUIREMENTS

Travel between properties as required to ensure proper property management.
